Key Steps In The Planning Process

1. In discussion with your local municipality, we determine if there are any planning requirements for your project (i.e. site plan approval, minor variance, zoning by-law amendment, etc.)*. This is a FREE service for our design clients.

2. If you would like us to obtain the planning approvals on your behalf and act as your agent at all public, Council and committee meetings and informal discussions, you sign the Architectural Services contract and provide a letter of authorized agency.

3. We complete all applications on your behalf, conduct all correspondence with the municipality, and provide all necessary supporting documents.

4. We attend all informal discussions and formal public, Council or committee meetings with respect to your application, including giving presentations with planning arguments and rationale.

5. We monitor your application’s progress and follow the appeal procedure.

6. We send you all documentation for your records and notify you of the results.

7. After all planning approvals are obtained, we can obtain all necessary permits (i.e. building permit, entrance permit, septic permit) on your behalf as part of the construction process.

* To make the best of your initial meeting with our planner and to help us serve you better, you should have your municipal address, roll number, and property zoning on hand.
